Exterior all carpenter work finished completely dried in with insulated
windows hung in vinyl for long lasting no sweat comfort, asphalt shingles,
doors, and siding, to maintain these low, low prices we do NOT include the following exterior
items, flower pots, gutters, vinyl siding or exterior paint/stain/etc., shutters,
or other exterior trim items on house or yard fencing, concrete, or landscaping, also we have to build FAST, so we do not allow any
other workers, subs, or services to be performed by owner, agent, friend, or others
until we have finished our work and are OFF the job with final approval of
completion from owner. We just can not afford any loss of time working
around other workers or their projects while we have not completed our
contracted work to the finish. This condition is very important and
failure of the owner to abide by this agreement w
ill be cause
for extra charges of labor that may be required because of any inconveniences caused to our
workers. For this reason and insurance purposes we can not allow others on
the construction site until we have finished. Property Owner takes full
responsibility for any injuries to others or themselves and friends and family
that may occur because a construction site is dangerous with loose materials and
open heights until
finished..

Standing on the landing of the stairs in the last picture we see the picture
on the great roo

wall 24 feet away on the lower right hand of this picture, cathedral ceiling
with ceiling fans, the kitchen (top cupboards showing) is separated from the
great room by a bar directly under the open balcony of the 2nd bedroom/studio
upstairs.
There is also an area for a small table and chairs at the kitchen entrance. Very good living area since most people spend most of their time in the kitchen anyway, the wife can watch TV as she's making supper, as the kids play. No waste of room here.

Then we walk up the stairs
Loft studio bedroom at top of stairs being the second bedroom. Has two walk in closets on left, balcony view on the right overseeing the great room. Second bath is behind your left at top of stairs. If 2 Bath 5 Bedroom model the third bedroom is to the left at the top of the stairs, which can have a connecting door directly into the bath, if it's desired to be private and the studio/bedroom to be used as an office, playroom, studio, library, or just for guests.

So the front of the house will look like the picture below. But the inside can look like everything that you just saw.

IMPORTANT INFORMATION***
All Starter Home Specials are as follows: *Price includes an asphalt shingle of the builders choice, roof
decking, drip edge, rafters on 16" centers, all supporting walls of
2"x4" standard construction on 16" centers, exterior T1-11 siding, Pressure Treated
CCA or other rot resistant material in direct contact with concrete, vinyl
single hung insulated glass windows, all exterior doors of builders choice, wood
soffits and fascia, roof vents of builders choice. Price does NOT include
any interior finish, insulation, finish trim and decoration interior or
exterior, no plumbing, no electrical, no heating or air-conditioning system or
any part thereof, no yard sprinklers, no intercom, no foundation or slab or
plumbing in slab, no exterior electrical fixtures or sockets, no well, no
septic, excavation, back-fill, landscaping or anything else not listed above. Any or all of these things can
only be added to your written contract listing extra costs, verbal
agreements shall only bind contractor if fulfilled, which will then bind the
owner for the extra charges over and above any written agreements..
*Specials require slab and plumbing stubs in concrete to be done for customer by
Cottage Castles at an extra expense to be determined after customer is serious
enough to have paid the $365.00* up front consultants fee which is deductible
from the total price when Cottage Castles is contracted to supply all
materials and labor to dry-in the structure.. We are sorry we have to do
this but we have just too many other contractors and builders pretending to be
customers to learn our secrets of operation. So we hope you will
understand to keep our prices this LOW, we are forced to do this... We
can't build doing FREE estimates for every builder in Missouri and answering
1,000 questions about what kind of nails and concrete anchor bolts we use. If
you are just interested in the 2 Bath 2 Bedroom model please be sure that you
read everything on this entire page because most of it applies to both the 2
Bedroom special as well as the 5 Bedroom special.

When you are serious and ready to build, call us first for your personal home plans. We start with laying it all out the way you want it or you can choose from the plans above. Regardless the cost is only $365.00* to start, up front to draw your custom plans based on our minimum price of 32 CENTS per square foot for plans. This amount is deductible from your building cost if you have us build your home castle (materials and labor). You are in the drivers seat to tell us exactly what materials you want in your house. Then based upon that and your plans we will give you a price to do the job. It's that easy... If you don't like our price, you are out nothing, because you have the custom plan to build it yourself or have another person do the building for you.
